AIRE Ancient Baths occupies a converted 1883 textile factory at 88 Franklin St in Tribeca, one of the brand's largest locations at 16,000 square feet. Original brick, exposed beams and iron columns frame the thermal bath circuit, which includes pools set at different temperatures meant to be worked through at the visitor's own pace, plus warm marble beds and a tepidarium with a skylight open to the sky.

Every visit here is built around that signature thermal circuit, and from there guests can add on one of four categories of massages and rituals layered onto the baths. This is the first AIRE location outside Europe, and the space is designed for a slower, more spread-out experience than some of the brand's smaller sites.

The spa runs on a reservation system rather than drop-in access, and it's an adults-only environment aimed at solo visitors and couples. Hours run 10am to 10pm Monday through Thursday and 8am to 11pm Friday through Sunday, though holiday schedules can shift and the reservations line is the place to confirm special-day hours.

Getting there by subway is straightforward: Franklin St (1 train), Canal St (multiple lines including A, C, E, R, W, J, N, Q, 4, 6) and Chambers St (A, C, E, 2, 3) are all nearby, with M20/M20 and X27/X28 buses also stopping close by. Drivers will find limited street parking along with Tribeca parking garages. Phone support is available daily from 8am to 10pm for booking questions or special requests.
